Q: WHAT TYPES OF APARTMENTS ARE OFFERED?
A: 1, 1+Den, and 2-bedroom apartments.
Q: WHAT ARE THE AGE REQUIREMENTS TO LIVE HERE?
A: Primary residents must be 55+, and any additional occupants must be 18+. Please see this DOCUMENT for the full details on our age requirements.
Q: WHAT IS THE PET POLICY?
A: We are a pet-friendly community with breed and size restrictions. Please inquire for details.

Dogs: $50/mo
Q: IS PARKING AVAILABLE?
A: Yes. There is free surface parking and heated garage stalls available for $110/mo. EV charging spots are an additional $50/mo.
Q: IS SUBLETTING ALLOWED?
A: No.
Q: IS THERE WI-FI?
A: Each resident receives high-speed internet through XFinity's Bulk Package for a $39 monthly technology fee- offering cost savings and access to dedicated, premium support. There is also free common area WIFI available!

Q: DO YOU HAVE A GUEST SUITE?
A: Yes! Please inquire about our current nightly guest suite rate.
Q: WHAT ARE THE INCOME AND SCREENING STANDARDS?
A: 2.5x the rent in income or alternative proof or sufficient savings is required. We also require a minimum of 625 credit.

A: We encourage you to start your online application to reserve your apartment today.
Q: WHAT TYPES OF LEASE TERMS ARE AVAILABLE?
A: Generally, 12-month lease agreements are available, but we can accommodate other lease terms.
Q: ARE THERE OCCUPANCY LIMITATIONS?
A: Generally, a maximum of 2 occupants per bedroom is allowed. See below details:

Q: IS THE BUILDING SMOKE-FREE?
A: Yes, we are a smoke-free community.
Q: IS THERE A MOVE-IN FEE?
A: No, but we do require a $500 refundable security deposit
Q: WHAT PAYMENT IS REQUIRED TO RESERVE AN APARTMENT?
A: To reserve an apartment, an application and holding fee will be required.
Q: WHAT UTILITIES ARE INCLUDED IN THE RENT?
A: Resident is responsible for gas and electricity which is billed directly.
Water/Sewer/Trash is billed back thru RUBS. A $4.25 utility billing fee/mo will automatically be applied to your account.
Q: DO YOU HAVE A MONTH-TO-MONTH PREMIUM?
A: Yes, we have an $150 month-to-month premium.
Q: DO YOU HAVE ANY SHORT TERM LEASE FEES?
A: Yes, leases under 12-months have an additional fee of $75/month.
Q: WHAT IS INVOLVED IN THE APPLICATION PROCESS?
A: A $50 non-refundable fee is required to process your application. A $500 security deposit is due upon move-in. A $500 earnest money deposit will also be held until your application is approved; at which time this will go towards your security deposit. Applicants will be pre-screened for credit, rental history, and public records. Final approval is contingent upon income verification and the background check. If the application is canceled within 72 hours of being approved, the earnest money will be refunded. The earnest money is non-refundable after 72 hours of being approved. Should an applicant not meet the eligibility requirements, the $500 earnest money deposit will be refunded.
